From Landlord to Workspace Operator

Orbit Spaces isn’t your typical startup. It operates under Orbit Developments, one of the North West’s largest commercial landlords.

“When we started, we weren’t trying to build a coworking brand,” says Kieran. “We just wanted a better way for our existing customers at Orbit Developments properties to book meeting rooms. The process before Nexudus was customers phoning building managers, who’d write bookings on paper calendars and then call accounts to add it to invoices. There were so many points where we couldn’t accurately track usage.”

Kieran and his co-founder, Miles Ejgierd-Waring, came from the IT department at Orbit and noticed the potential of forgotten, disused space among traditionally leased offices. Within a year and a half, they’d transformed what began as a tech experiment into a growing flexible workspace business operating across Greater Manchester — from Bolton and Stockport to a new, purpose-built site at The Point on Birchwood Boulevard in Warrington, which opens January 2026.

Working with Nexudus

Both Kieran and Miles were early believers in using Nexudus to automate and scale.

“Miles was a web developer by trade, so he built our Orbit Spaces website, and we integrated it directly with the Nexudus booking system. Using the open API, we pull data like room descriptions and pricing straight from Nexudus into the website,” explains Kieran.

“It means if we change something in Nexudus, it automatically updates online — we don’t have to worry about duplicate edits or human error. It’s taken away much of the manual work in managing site content.”

The results were immediate. “Before, building managers had to handle everything manually. Now, bookings are taken automatically, payments are processed, and invoices are sent out. We had achieved what we set out to do.”

Revving empty rooms into revenue

Orbit Spaces began with meeting rooms across Orbit’s buildings. The initial goal was simply to modernise how tenants booked space — but the data quickly showed an opportunity to open those rooms to external customers.

“It started as a way to help tenants,” says Kieran. “But then we realised there’s a demand from people outside the buildings too. Bringing them in isn’t just revenue — it’s a marketing opportunity. If they like the experience, they might eventually take space in the same building.”

That strategy paid off fast.
“Meeting room revenue doubled in the first six months after switching to Nexudus,” Kieran shares. “Advertising externally and making it easier to book made a huge difference.”

 

Growing beyond meeting rooms

Over the past 18 months, Orbit Spaces has expanded its offer to include hot desks, fixed desks, and coworking memberships — building a bridge between casual users and long-term office tenants.

“Orbit Developments focuses on traditional office lettings and managed offices with fixed monthly fees is their smallest available product,” explains Kieran. “Orbit Spaces fills the gap between someone working from home or a café, and a business ready for a private suite such as a managed office, this gives us an opportunity to create incubators for our customers to grow into the wider Orbit ecosystem.”

Current occupancy is being remodelled for fixed desks, with steady hot desk uptake and strong meeting room demand driving the core revenue.

“Coworking only really started for us this summer,” Kieran notes. “It’s early days, but we’re planning on building the foundations for growth.”

 

Insights from the Coworking Compass

Kieran completed the Coworking Compass, Nexudus’ benchmarking tool that compares operators against global performance data.

“It was really useful,” he says. “Dynamic pricing jumped out straight away — that was our lowest scoring area. Right now, we price based on the local market, but I’d love to get to the point where our busiest times are automatically priced higher, and quieter slots cheaper.”

 

Building for growth

Occupancy and pricing are the main focus areas for the year ahead. “We’re at a scaling touchpoint now,” says Kieran. “The wider business knows how to forecast a three or five year lease. Coworking’s different — it’s variable, it’s rolling and we’re learning as we go.”

For now, Kieran wants to focus on optimising overall occupancy and introducing dynamic pricing before adding new products. “We’re looking at the whole picture — meeting rooms, desks, memberships — and how pricing can better reflect real demand in real time,” he explains. “Dynamic pricing is on our radar to capitalise on filling ‘off-peak’ times at a cheaper rate for our customers.”

“Once we have these foundations in place, we’d like to explore virtual offices” Kieran adds. “ We’ve talked about it in the past, and it was interesting to see from the Coworking Compass that they tend to have the longest-retained customers.”

 

Creating spaces people return to

Orbit Spaces has been steadily improving the on-site experience.

“We’ve got the reception team doing pastries on Fridays, fruit bowls on Mondays, and food pop-ups. All of these things are very simple but they all work to make a space feel more vibrant.”

The team also plans to run networking and pop-up events to attract hybrid workers back into physical spaces. “It’s not always about price — sometimes it’s just about atmosphere. If someone’s been working from home for months and they come here, they might not want to join us, and that’s fine, but they also might think, ‘Wow, this feels better than sitting at home.’ That’s what brings them back.”

 

What’s next for Orbit Spaces

For now, the focus is on scaling coworking memberships, refining pricing, and continuing to automate through Nexudus. “We’re talking to agents, marketing companies — trying to understand local sentiment and make the most of what we’ve built,” says Kieran.

He reflects on how far they’ve come:
“Eighteen months ago, we were working in IT support, it gave us a real foundational understanding of technical solutions. Now we’re looking to use that understanding to scale coworking spaces across the North West using Nexudus. It’s been a really interesting opportunity to work in a property market that is going through so much new change.”
